<p>Jenifer Place is a 12-unit housing development, consisting of 3 buildings that each contain 4 apartments.  The buildings are currently in the process of being rehabilitated.  They are located where S. Thornton Avenue and Cantwell Court meet Jenifer Street (1500 block), on Madison’s near east side.  The development is across the street from O’Keefe Middle School and the Yahara River.  Some units will tentatively be available for viewing around June 1.</p>
<p><strong>When will Jenifer Place Open?</strong></p>
<p>Jenifer Place is scheduled to be completed by August of 2012(**depending on completion schedule).   We will have more information regarding the actual opening dates in late Spring or early Summer 2012.</p>
<p><strong>Are there qualifications to live at Jenifer Place?</strong></p>
<p>Yes, the qualifications are mostly financial. Due to the special financing used to build Jenifer Place, all households must meet certain income and asset tests.</p>
<p><strong>What types of apartments are available?</strong></p>
<p>The buildings will have a variety of apartments, including 4 one-bedroom units, 4 two-bedroom units, and 4 three-bedroom units.  Three apartment homes are accessed from a shared entryway.  The remaining nine apartments will have individual entrances.  Due to the size of the buildings on the lot, there is no parking available.  There will be a short-term loading/unloading zone adjacent to the building on S.   Thornton Avenue for tenants to use.  Tenants will need to find on-street parking.  This building contains the shared laundry room, as well as individual storage areas, in the basement for all of the units.  The three-bedroom apartments will have laundry hook-ups available for tenants to provide their own machines.  Floor plans are available on our website.</p>

<p><strong>What are the apartment sizes and lease rates at Jenifer Place?</strong></p>
<p>Several options are available for residents.  One-bedroom units (735 square feet) will have one full bath, plus a “study” area and rent from $640 to $680.  Two-bedroom units (1235 square feet) will have one and ½ bathrooms, one bedroom on the main level, plus a “study” area and a loft with the other bedroom (with skylights) and rent from $735-965. Finally, three bedroom units (1300 square feet) will have 2 baths, one bedroom on the main level, plus a “study” area and two bedrooms on the lower level and rent from $890 to $930.</p>
<p><strong> </strong></p>
<p><strong>Does the lease include all utilities?</strong></p>
<p>The monthly lease includes water, hot water, sewer fees and trash removal.  Cable TC is an amenity the resident must pay for if this service is desired. Residents pay for heat and electric.</p>
<p><strong>Who is the manager of Jenifer Place?</strong></p>
<p>Common Wealth Development, an experienced property manger, will provide management of the development.</p>
<p><strong>Who provided funding for this project?</strong></p>
<p>This development was made possible through funding provided by the City of Madison Community Development Block Grant, Affordable Home Loan Bank of Chicago and Monona State Bank.</p>

<p>Since Common Wealth Development used a grant from the US Department of Housing and Urban Development’s Office of Healthy Homes and Lead Hazard Control to make Jenifer Place free from lead hazards, we are required to give preference to households with children under the age of 6.</p>
<p><strong>Applications received from May 1 – May 22<sup>nd</sup> will be processed and ordered giving priority first to children under the age of 6, and then will be randomly selected by lottery.</strong></p>

<p><strong>Applications received after May 22<sup>nd</sup> will be processed on a first-come, first served basis, with preference given to households with children under the age of 6.</strong></p>

			<content:encoded><![CDATA[<p>I am a big fan of the UW Short Course also known as the UW-Madison Farm and Industry Short Course (FISC). For 127 years, young farmers from across the Badger state have enrolled in FISC during the late fall and winter months to prepare themselves for agriculture careers .  The 17 week program offers 40 courses and six specialty programs. On February 24th, twelve students and their instructors, Laura Brown and Sarah Lloyd, from the Rural Economic and Social Issues class visited the Madison Enterprise Center to learn about value-added local food production. Nancy Potter of Potters&#8217; Crackers, Garin Fons of Underground Meats and Matt Stoner Fehsenfeld of Quince and Apple shared their business stories as well as delicious samples of their products.<a href="http://www.cwd.org/wp-content/uploads/2012/02/Farmer-Bucky-FINAL.jpg"></a></p>
